There is nothing quite like the moment you pull up to a house you've been dreaming about online. Your heart is racing a little, you're already picturing where the couch goes, and you can't wait to get inside. I love that feeling, and I want you to enjoy every second of it. But I also want you to walk in prepared, so you can see past the fresh paint and the pretty staging and focus on what really matters to your family.
Before your very first showing, I always sit down with my clients (coffee optional, but encouraged) and talk through a few simple questions. Here are the five I come back to again and again.
1. What does a normal Tuesday look like for you?
We tend to shop for homes thinking about holidays and weekends, but most of life happens on ordinary weekdays. Who's leaving the house first in the morning? Where are the kids going after school? How far is work, practice, church, or Grandma's house? A home that fits your everyday rhythm will make you happier than one that only shines on special occasions.
2. What are your true must-haves?
Make two lists: needs and wants. Needs might be the number of bedrooms, a fenced yard for the dogs, or a single-level layout. Wants are the nice extras, like a big kitchen island or a screened-in porch. When we tour, we'll keep your needs front and center. It's so easy to fall for a gorgeous feature and forget the thing you actually can't live without.
3. What could you change, and what couldn't you?
Paint colors, light fixtures, and carpet can be updated over time. Location, the lot, and the basic layout are much harder to change. As we walk through a home, I'll help you separate the cosmetic stuff from the bones of the house, so a dated bathroom doesn't scare you off a home that could be perfect for you.
4. Do you know your comfortable budget?
Notice I said comfortable, not maximum. Before we start touring, it really helps to talk with a local lender about pre-approval and to think about what monthly payment lets you still enjoy life. You can play with the numbers on my mortgage calculator to get a feel for it. Knowing your range ahead of time keeps the search focused and takes so much stress out of the process.
5. How does the neighborhood feel?
A house is just one piece of the picture. I always encourage my clients to drive through a neighborhood at different times of day. Take a walk, notice the traffic, look for the parks, and imagine your morning routine there. Home is your neighbors, your schools, and your Friday nights, and you deserve to feel good about all of it.
Bring your questions with you
Write these questions down, bring them along, and don't be shy about asking me anything during a showing. There are no silly questions. I would much rather talk through every little thing with you than have you wonder later. My job is to help you see each home clearly, and to make sure the one you choose truly feels like yours.
I can't wait to walk through those front doors with you.
