FAQs

Questions I hear a lot

Buying or selling brings up plenty of questions, and there are no silly ones. Here are honest, general answers to a few common ones. For anything specific to you, just ask.

How long does it take to buy a home?

It depends on your situation, the market, and your financing. Some buyers find the right home quickly, others take longer, and once you're under contract, closing takes some time too. We'll map out a realistic timeline together at the start.

Do I need to get pre-approved first?

I recommend it. A pre-approval helps you know what feels comfortable, and it shows sellers you're ready to move forward. Talking with a local lender early also helps avoid surprises.

What does a buyer's agent do?

I help you find homes, set up tours, understand the market, write and negotiate your offer, and coordinate with the lender, inspector, and closing company. Most of all, I'm in your corner and here to answer questions, day or night.

How do I know what to price my home at?

We'll look at recent sales of similar homes nearby, your home's condition and features, and what's on the market right now. Then we'll choose a price that makes sense for your goals.

What are closing costs?

Closing costs are fees and expenses tied to finalizing a sale, such as lender, title, and recording costs. They vary from sale to sale, so your lender and closing company will give you an estimate for your specific situation.

Can I buy and sell at the same time?

Yes, many of my clients do! It takes some planning around timing and financing, and I'll help coordinate both sides so your move feels as smooth as possible.

Should I make repairs before selling?

Sometimes a few small updates or a deep clean go a long way, and sometimes it's better to sell as-is. I'll walk through your home with you and help you decide what's worth doing.

How much does it cost to talk with you?

Nothing at all. Reach out anytime with questions. I'd love to get to know you and what you're hoping for.
