Home Buying Guide

Buying a home in Tennessee, step by step

Buying a home is a big deal, and it should feel exciting, not overwhelming. Here's how the journey usually goes. Every purchase is a little different, so think of this as a friendly map, and I'll be beside you for every turn.

  1. 01

Set your budget and get pre-approved

Before we fall in love with a house, let's make sure we know what feels comfortable for you. Play with the numbers on my mortgage calculator, then talk with a local lender about pre-approval. It shows you what you can borrow, and it shows sellers you're ready. If you need a name, I'm happy to connect you.

  2. 02

Sort your wants from your needs

Grab a cup of coffee and make two lists. Needs are the must-haves, like bedrooms, the commute, or a yard for the dogs. Wants are the nice-to-haves. Knowing the difference keeps the search focused and keeps the stress down.

  3. 03

    Tour homes with me

This is the fun part! We'll look at homes together, and I'll help you see past the staging to what really matters: the layout, the neighborhood, and how it feels to picture your people living there.

  4. 04

Make an offer and put down earnest money

When you find the one, we'll talk through the price and terms and write an offer that fits you. Earnest money is a good-faith deposit that shows the seller you're serious. We'll go over how it works on your specific contract.

  5. 05

    Get a home inspection

A licensed inspector takes a close look at the home's structure and systems. It's your chance to learn about the house and talk through any repairs or next steps before moving forward. I'll be right there to help you sort out what matters most.

  6. 06

    The appraisal

If you're using a loan, your lender will usually order an appraisal to confirm the home's value. If anything comes up, we'll talk through your options together.

  7. 07

    Final walkthrough

Shortly before closing, we'll visit the home one more time to make sure it's in the condition we agreed on and that any agreed-upon repairs were taken care of.

  8. 08

    Closing day!

You'll sign the paperwork, get your keys, and celebrate. This is my favorite day, and yes, there will be a SOLD sign picture. Welcome home!
